Tenant must be a non-smoker, quiet,
neat/clean, provide rental references and employment history, plus a have a
background and credit check.
We offer an annual lease with a flexible start date, and then follow a summer-to-summer
cadence
This property was built as a custom home, not a rental, so there are many
upgrades. We're sorry, but we cannot accommodate pets. No exceptions.
Occupancy is
limited to two people, and off-street parking is limited to one vehicle.
All other homes in the building are owner-occupied by pleasant, quiet and mature neighbors (who do not smoke and are not partiers).
Tenant pays rent of $2,300/month, which includes
- Electricity, gas, water, sewer, garbage and recycling (all utilities)
- Radiant floor heat
- High Speed Internet provided by HOA. Speeds are limited to ~100 MBPs, for reference Netflix requires ~15 MBPs for a 4K movie. The townhouse is already wired with fiber optic and is ready for 1 GB service from Connexion, payable by tenant.
- Use of 2,500 sq foot Club House (a.k.a “The Common House”) for events
There is a deposit of one month's
rent ($2,300), plus the first and last month's rent are due at lease signing
(for a total of $6,900).
